Going on 5 months living here and I love it! It is well lit at night and there are gates so I feel safe walking my dog around late at night. It’s a small complex which is also nice. The staff is friendly and helpful. Occasionally the amenities are not working (hot tub, Starbucks machine, etc) and it can take a little time before they are fixed but that is probably with any place.

The Landing at Fiesta Village is a very enjoyable place to call home. The pool and gym are very nice, without being too busy and are typically clean. The Landing also offers nice outdoor grills, and good location in a nice area of Mesa. Overall, I have enjoyed the responsiveness of the current management group, as well as the maintenance workers. I would certainly recommend living here to others checking it out!

We have lived here for approximately 17 months through 2 property management companies. Personally, I prefer the current to the former. Every issue I have brought up has been addressed timely. The property is kept up and staff has always been attentive. The gym is my second favorite location on property (besides my apartment) I really enjoy living here. Proximity to stores and the highway are both extremely important and this location offers both. The pool is gorgeous and the Starbucks coffee machine in the lounge is clutch. Lastly, Property Manager Alexis, shared brownies with me and my wife just the other day when we went into the office.. we loved that!

To preface: I am writing this review in order to be entered into a raffle drawing. TLDR: - PROS: LOCATION, overall decent community, amenities, maintenance staff - CONS: lackluster new management (took over property in June 2024), crappy resident portal & payment system I have lived at this apartment complex since the beginning of 2023. Overall, the community itself is quiet, respectful, and courteous. At times, there are issues with tenants not picking up their pets' fecal matter, trash being left in the breezeways and throughout the complex, as well as residents and/or guests smoking/vaping (despite this being a no smoking property). Amenities are a nice touch (ex. smart locks and lights for each unit, gym with up to 50 lb dumb bells, modern pool & hot tub, valet trash pick-up, smart package mail/locker storage service, dog park & dog wash, and one reserved parking spot per unit). Garages are available for an additional $150 monthly fee. Maintenance is super friendly and quick to resolve any issues - actually a highlight of living here. The location is KEY (convenient access to three major highways: US-60, 101 and Loop 202). We are mere minutes away from the Asian District (Mekong, H-Mart) as well as other convenience stores (Costco, Fry's, Target, Walgreens) and even walking distance to certain restaurants (CAVA, Chick-Fil-A), with even more in the process of being built. During the entirety of 2023, management was previously under PB Bell and then switched over to AMC in June 2024. I had minimal issues with the previous management (PB Bell). However, they were previously running a $500 referral bonus in which it wasn't applied until new management (AMC) had already taken over. My initial encounter with AMC was poor as one representative would ensure that it would still be honored, and then another would tell me the exact opposite. Finally, after confronting them face-to-face it was honored but left a sour taste and a poor first impression. I understand that it would take some time for them to catch up to speed with taking over an already existing apartment complex, so I wanted to give a second chance. Since then, I have noticed slight improvements in being more firm with abiding by apartment rules (ex. calling out tenants who don't pick up after their pets, those who trashed the pool and left glass behind, calling out tenants/guests who parked in the incorrect spots). One major flaw with AMC's new management is the resident portal system. To begin with, the website is poorly designed compared to the prior. Prospective tenants are unable to determine which units are available as there is no community map available online, which could help them decide which floors are open (1st, 2nd, or 3rd) and how close in proximity it may be to the complex's amenities. Secondly, their payment portal system is junk. Residents are able to set up automated payments but are only allowed to choose withdrawals on the 3rd of every month... which also happens to be the last date before any late fees are applied. For any tenants using the BILT reward card, the double points are only applicable if rent is paid on the 1st of every month, so must be manually paid if a specific date is preferred which defeats the purpose of an automated payment system. Additionally, there is a processing fee each time we pay rent with any direct deposit/card and EVEN MORE if you use an alternative payment method which was not the case under previous management. To conclude, I don't think you could go wrong with living at this complex compared to others around the area. It has its ups and downs, but I have had no regrets since moving here.

I have been wanting to write a review on this complex. I am going on year 2 soon I moved here from a different complex in Tempe, so I wanted to share that the location is great, my commute to work is in North Scottsdale and having close access to the freeway is great. I moved in here the complex being a new built. What I love about the complex is that it's pet friendly and to me that was my 1st important thing for me when I was looking for a new place to live. We enjoy the dog park and having potty stations throughout the community, we hope they fix their doggy water station and a suggestion for summer that will make it top notch would be maybe adding a ramada. But besides that, they have a very nice dog wash which is super convenient. Another amenity which was important to me was having a place to workout. They gym is super nice. Nice space, nice workout machines with their own bathroom and Bluetooth speaker with a water drinking fountain, and it's super clean and well kept. The pool is a great amenity as well. Having a hot tub, grills, tv and cabanas makes it a nice area for us residents to hangout and bring any visitors. The clubhouse is great as well as there is a coffee station avaible for residents. I became a big fan of their hot chocolate during our "winter". Having your own parking space is a plus and to be honest since I have been here the community is pretty quiet. Very pet friendly, family friendly as there is playground. I haven't had any issues. Maintenance is super fast as well as getting any issues resolved in timely manner. Having valet trash is super convenient as well I've been living in Arizona for 7 years and I was pretty much moving every year to a new complex and I think I have found the right one , I have no plans on moving ad of now and plan on renewing my lease as this has been the best complex I have lived at meeting alot of my needs. Hope this helps anyone who's looking for a new place to live at, as there's so many new things being built and being close to alot of new restaurants, grocery stores and even doggy daycare.

I’ve lived here since the property was built. Management just changed hands last month and ever since this new company has come in, they’ve been nothing but helpful!! I was having issues with the previous management’s team getting back to me quickly or getting maintenance done but since Alexis and Tyler have come in they’ve responded quickly, put me at ease, and helped out with anything I’ve needed. Special shoutout to Cameron the new maintenance guy who has been great as well. I was in the office putting in a work order with Tyler and he overheard me from the back office and came up to ask me questions to get a clearer picture and instead of just telling me to put a work order in and he’ll get to it later, he had Tyler print out the work order and he came over right then and there. Amazing!!! The apartments themselves are 2 year old new builds so I haven’t had really any problems except for the occasional AC or regular plumbing maintenance. This place is a stark contrast to anywhere I’ve ever lived before. I don’t typically leave reviews but I know when I go places I look at the reviews first and these guys deserve the credit they’re due!!

Lived here for slightly over a year, 2023- through early 2024. In general I think it's a great place to live. Management is helpful, friendly and they are awesome people. A big shout-out to Becky and Lisette! Incredible effort and hard-work resolving any issues as they appeared. As a new apartment complex, they had policy/ policy enforcement issues in the early days which I think evolved for the better over time. First six months in I had issues with folks occupying my covered parking space and I would end up driving around the entire complex looking for an open uncovered space (occasionally which you would not easily find). But management consistently sent out friendly reminders to folks about parking etiquette among others and the issue was resolved in the latter half of my time here. One other beautiful thing here is that maintenance requests are taken care of in a pretty timely manner.

Staff is 5/5. The three ladies in clubhouse I've been able to work with were always very friendly and quick to help. Maintenance team is a 5/5 as well. Even the cleaners/janitors were 5/5 and always had a smile on their face and would say hi when walking past. Amenities are always kept spotless and are laid out great for use to host friends/family, enjoying alone time, or whatever you want to do. Would've been nice to have more community events to meet my neighbors and whatnot such as pool parties, etc. but typically only events weren't too social and hosted during weekday working hours. Pool heater was broken all winter. Signed here specifically wanting a heated pool to use year round, but was stuck with a freezing cold pool. Hot tub typically over-treated with chemicals as well causing itchy skin and quick fading on swim suits. They're putting a chic-fil-a right in front of the community entrance along with some other retail, not sure how this will affect the traffic and noise. Would recommend living on the north-west side of property to reduce road noise from busy intersection nearby. A very common issue I've dealt with at other gated communities is gates breaking every other week. But, I'm glad to say somehow even after 100+ uses a day by residents, I've never witnessed the gate being broken. Overall would definitely recommend this property to anybody.

My wife and I were some of the first residence at the complex and have been extremely happy with our experience. The apartments are decently priced and we like the location as it is close to the interstate and there are a lot of food and store options very close by. We enjoy the amenities they have at the Landing. We’ve used the clubhouse multiple times for some gatherings or just to hang out with a couple of people as well as the pool and outdoor space. It’s got a nice gym with a good amount of space and equipment.The maintenance staff is always super fast at completing any requests. The office staff has been incredible! They’re so friendly and accommodating. We enjoy living here. It’s a great complex for single people or couples!

I wanted to wait a year so I could give a full review. The staff has been amazing since day 1! Just last week my car battery died and one of the ladies was kind enough to give me a jump start so I could get to my dealership! The Maintenance guys are kind and quickly resolve whatever issue may come up. I recently renewed and was given a thank you gift… I’ve never had that happen with any previous places I’ve lived. The street noise can be a bit much at times but i love people watching from my balcony. lol The Landing is located in a great spot with surrounding food places, MCC and they’re right off the highway. 👍🏽👍🏽

We just recently leased here, and it has been an extremely positive experience. The complex is very well maintained (even though it's still under construction), and offers great amenities. Everyone in the leasing office has been friendly and helpful during the move-in process, especially since this was our first time moving.
